No Brooklyn neighborhood changed faster. The 2005 waterfront rezoning put glass towers along Kent Avenue where factories stood, Domino Park now sits at the foot of the old sugar refinery, and a one-bedroom near the Bedford L costs what a whole house cost here twenty years ago. But walk ten minutes inland and Williamsburg is still early-1900s tenements on the Southside, converted industrial lofts off Berry and Wythe, and big multi-family homes south of Division Avenue. Three building types. Three completely different plumbing realities. One truck that works all of them.
The towers and condos from the 2006-2015 build wave are hitting an awkward age. The buildings went up fast, and the in-unit hardware - builder-grade angle stops, faucet cartridges, washing machine valves - was never meant to last forever. Fifteen-plus years in, those stops seize or weep, and a failed washer valve on the 12th floor writes checks to every unit below it. Tankless heaters from that era are overdue for service too, and plenty have never seen a descaling once. In a stacked building, the leak you see almost never starts in the unit where it shows, and our detection gear settles the whose-pipe-is-it argument with evidence instead of accusations. The COI and board paperwork ride along on every one of these jobs, handled before the crew arrives.
The lofts are their own animal. Old factories were never drawn for bathrooms, so conversions ran waste lines long distances to reach a stack, pitched by whoever held the level that day. Flat runs clog on a schedule. Some units drain through ejector pumps their tenants have never heard of. We've straightened out a lot of creative loft plumbing between Grand and McCarren Park, and the fix always starts with a camera, never a guess.
South of Division, the housing works harder than anywhere in the borough. Large households in South Williamsburg mean serious hot water demand, and many observant homes run double kosher kitchens - two sinks, two dishwashers, separate meat and dairy stations - which doubles the connections, the shutoffs, and the load on one aging stack. Sizing a water heater here by bedroom count gets it wrong every time. We size by the household, and sometimes the honest answer is two heaters working together.
And the Southside tenements off Marcy and Havemeyer run the classic pre-war package: galvanized supply rusting shut, cast iron stacks, house traps at the front wall, clay laterals under the sidewalk. The low blocks near the river take the combined-sewer surcharge when summer storms hit, and ground-floor units and cellars feel it first - a backwater valve is usually the real fix there.

Quick. Our shop at 300 Cadman Plz W sits right at the bridge ramps, and Williamsburg is one hop up the BQE or straight over Flushing Avenue - most addresses from the Southside to McCarren Park are minutes away outside rush hour. Emergency calls get an honest arrival window on the spot.
Verify the master plumber license on the DOB site, ask for the COI, and if you're in a condo or co-op, confirm the plumber has actually worked under an alteration agreement before - a company that fights the board's process costs you weeks. For lofts, ask how they'll diagnose before they cut, because flat waste runs punish guesswork. And a bid that skips the filing on moved fixtures isn't a discount. It's a bill deferred to closing day.
Straight answers and written prices: (929) 441-6040.
Constantly. We carry the insurance buildings require, provide COIs naming the building, and work within alteration agreements and board rules without drama.
Classic stacked-building situation - the source is usually above you. We locate the actual origin with acoustic and thermal gear, document it, and hand you the evidence your management company needs.
Yes - repair, descaling, and replacement. A lot of Williamsburg tankless units from the 2010s have never been serviced once, and they show it.
Bigger tank, higher recovery, tankless, or two units together. We calculate from how your home actually uses hot water, double kitchens included, and put the options in writing.
Probably the horizontal run. Loft conversions often carried waste long distances at poor pitch, and a camera inspection shows exactly what the line is doing before anyone opens a floor.
Yes. We perform the inspections, file the reports, and repair whatever the inspection turns up, all under one roof.
